The most common reason landlords stay somewhere they are unhappy is the assumption that they are stuck until the tenancy ends. They are not. We take over ongoing tenancies mid-term regularly: we collect the file, check the compliance, introduce ourselves to your tenant and run it from there.
The only real constraint is the notice period in your current management agreement. Send it to us and we will read it and tell you exactly what it commits you to, including if the honest answer is to wait a few weeks.

Poor communication, slow responses, maintenance that drags on, nobody being proactive. Usually it is not one disaster. It is the steady sense that nobody is really looking after it.

A management fee is easy to justify when the service is there. If you are paying a full management percentage and still doing the chasing yourself, you are paying twice.

Most agents sell houses and let them on the side, and lettings ends up as a department staffed by whoever is free. We only do lettings, and you deal with the same people every time.

Distance is a problem of trust, not logistics. If someone here will hold the keys, meet the trades and tell you honestly what the property needs, being elsewhere stops mattering.

Tell us where things stand
A phone call or a message. What the property is, whether there is a tenant in it, who manages it now and what is prompting the change. Fifteen minutes, no obligation, and we will tell you straight away if we are not the right fit.

Check what your current agreement says
Almost every management agreement has a notice period, and some have terms that follow the tenant rather than the property. Send it over and we will read it and tell you plainly what it commits you to, including anything that means waiting is the better move.

Give notice to your existing agent
You give the notice, because the contract is yours. We will tell you what to write and when to send it, and we deal with the outgoing agent from that point on so you are not stuck in the middle.

We collect the file
Tenancy agreement, deposit registration, gas and electrical certificates, EPC, inventory, keys, contractor details and the payment history. Chasing an outgoing agent for it is our job, not yours.

We check the property is actually compliant
Handovers are where gaps show up: a certificate that expired, a deposit protected late, a document never served. We look before we take it on, and tell you what needs putting right.

We introduce ourselves to your tenant
Your tenant gets one clear message about who to contact, how to pay and how to report a repair. Handled well, the tenant barely notices; handled badly, this is where tenancies go wrong.
