What the first two weeks look like

We agree the rent, get the photography and floorplan done, and put the property live on the major portals and in front of our own applicant list at the same time. Viewings are accompanied and we come back to you with real feedback, including when the feedback is that the price is wrong. Once you have chosen an applicant we reference them and prepare the agreement.

Where Tenant Find ends

Our involvement finishes when the tenant moves in and the first month's rent has been passed to you. After that the rent comes to you directly, repairs come to you directly, and the statutory obligations (deposit protection, gas safety, electrical safety, right to rent) sit with you. We will always tell you what those are, but we are not carrying them on this service.

The honest trade-off

Tenant Find is the cheapest way to get a good tenant in, and for an experienced local landlord it is often the right call. It is a false economy for anyone who will not actually do the ongoing work, because an unmanaged tenancy that goes wrong is far more expensive than the management fee would have been. If you are not sure which side of that line you are on, say so when we come out and we will give you a straight answer.
