What we do each month
The rent is demanded on the due date, collected, and remitted to you with a statement. If it does not arrive, we chase it: by the method most likely to work rather than by sending the same email three times. You are told early rather than at the point it has become a problem, because arrears are far easier to resolve in week one than in month three.
Where Rent Collection stops
We collect and chase, but formally pursuing non-payment, serving notices, handling deposit disputes and assisting with possession proceedings all sit on Full Management. So do inspections, repairs and rent reviews. If a tenancy deteriorates, this service will tell you about it clearly, but acting on it is still yours to do.
Why most landlords end up moving up
Rent Collection suits a settled tenancy with a good tenant in a property that does not need much. It is when something goes wrong (a boiler in February, a tenant who stops answering, a deposit disagreement at check-out) that landlords find the gap. There is no penalty for moving between services, and we would rather tell you that now than sell you the cheaper option and watch it not fit.
