The challenge
A growing portfolio gets harder to run, not easier. Multiple tenancies, renewal dates, certificates and maintenance jobs all move at once, and the admin that one property generates quietly becomes a part-time job by the time there are ten.
What we did
- Took on the properties as the portfolio grew, including multiple apartments within the same development.
- Ran the day-to-day management across all of them: rent, maintenance, inspections, compliance and tenant communication.
- Kept one point of contact for the landlord across the whole portfolio rather than a different person per property.
The result
14
TQ Lettings now manages fourteen properties for this landlord, who has continued to entrust us with the portfolio as it has grown.
The takeaway
The clearest verdict a landlord can give an agent is the second instruction, and then the third. A portfolio landlord adding properties one at a time is telling you what the management is like far more reliably than any testimonial.
