Managing a property from overseas

An overseas landlord needed work done to a property in Sale, then a tenant found. They did not need to be in the country for any of it.

The challenge

The landlord was living abroad and the property in Sale needed preparation work before it could be let as it should be. Arranging trades from another country is the point at which most overseas landlords either fly back or accept whatever gets done, neither of which is a good outcome.

What we did

  • Arranged the plastering.
  • Arranged the re-painting.
  • Arranged the blinds.
  • Coordinated the rest of the preparation work and the trades involved, and kept the landlord updated throughout.
  • Marketed the property once the work was finished, and found and referenced the tenant.

The result

£1,850 pcm

The property was prepared and let at the asking price of £1,850 per calendar month, without the landlord needing to be in the UK at any point. The tenant has paid the rent on time every month since and looks after the house well.

The takeaway

Distance is a problem of trust, not logistics. If someone here is willing to hold the keys, meet the trades and tell you honestly what a property needs, being overseas stops mattering. And the work does not end at the let: the ongoing management is what keeps the rent arriving on time and the property looked after. This is the service most of our overseas landlords are actually buying.
