Letting an Altrincham property to a tight deadline

A landlord came to us with a fixed date they needed the property let by. We met it.

The situation

The landlord had a specific, tight time frame they needed the property let within, and asked us to work to it.

The challenge

Letting to a deadline means the marketing, viewings and referencing all have to run in parallel rather than one after another. There is no room for a slow start.

What we did

  • Agreed an asking rent that would attract serious enquiries immediately rather than testing a higher figure first.
  • Got the property in front of our existing applicant list at the same time as it went live on the portals.
  • Ran viewings in blocks so interested tenants could be compared against each other quickly.
  • Moved the chosen applicant straight into referencing so the tenancy could be signed inside the window.

The result

The property was let within the time frame the landlord had asked for.

The takeaway

A deadline is workable if the agent is told about it at the start. What makes a date slip is not usually the market. It is a week lost at the beginning.

In the landlord's words

“Will was fantastic throughout the process. He got my property let within the tight time frame I requested. His service was professional and seamless.”
