The suburbs that made Manchester liveable
South Manchester is less a single place than a run of established suburbs stretching from the edge of the city out through Trafford: Didsbury, Chorlton, Withington, Sale, Timperley and Altrincham among them. Each has its own high street, its own character and its own rental market, connected by the Metrolink and the arterial roads running south out of the city.
Neighbourhoods
The suburbs closest to the city (Chorlton, Withington, Fallowfield) are dense, young and heavily rented, with Victorian terraces and conversions dominating. Further out, Didsbury and Sale offer bigger housing and a more settled population, and by the time you reach Altrincham, Hale and Bowdon the stock is largely family housing. Knowing which of these a property sits in matters more than knowing it is 'in South Manchester'.
Transport
Metrolink runs south through Chorlton, Didsbury, Sale, Timperley and Altrincham, putting most of the area within half an hour of the city centre without a car. The A34, A56 and M60 carry the road traffic, and Manchester Airport sits at the southern edge: a significant employer in its own right as well as a reason people choose to live nearby.
Schools
The area contains some of the strongest state provision in the North West, including the Altrincham and Loreto grammar schools, alongside a broad range of well-regarded primaries. School catchments are one of the main forces shaping where families rent, and they are a large part of why tenancies in the Trafford suburbs tend to run longer than those closer to the city.
Green space
Dunham Massey, Sale Water Park, the Bridgewater Canal, Fletcher Moss and Chorlton Water Park mean most of South Manchester has something substantial within walking distance. For tenants comparing the area with the city centre, this is usually the deciding factor.
The South Manchester rental market
What we see letting and managing property here: who rents, what they rent, and what it means if you are a landlord.
Rental demand
Consistently one of the strongest rental catchments in the North West, spanning the suburbs south of the city: Didsbury, Chorlton, Withington and outwards through Trafford. Demand is deep and comes from professionals, families and the postgraduate population alike.
Types of property
Very varied by suburb: Victorian terraces and conversions closer to the city, larger semi-detached and detached family housing further out, and apartment stock clustered around the main routes and transport.
Why tenants choose South Manchester
South Manchester offers the combination people move to Manchester for: established suburbs with their own high streets, good transport into the centre, green space, and a genuine choice of neighbourhoods at different budgets.
Why landlords invest here
It is a large enough market to be resilient and varied enough to suit almost any strategy, from a single flat to a family-house portfolio. The risk is treating it as one market when it is really a dozen: what lets well in Chorlton is not what lets well in Hale.
Our experience in South Manchester
South Manchester is the wider region we work across, with Altrincham and the Trafford villages at the centre of it.
