How do I apply for a property with TQ Lettings?
You’ll need to provide your details and some information about your household income, current situation, and what you’re looking for. If you’re a good fit for the property, we’ll arrange a viewing for you. Post-viewing, if you’re interested, you’ll apply, and the landlord will make the final decision.
What does the application process involve?
TQ Lettings will check your references, which includes your current employment, previous landlord, and credit history. You may need a guarantor if certain references are unavailable or you’re receiving benefits. Proof of ID, address, and income are always required, and you should earn at least 30 times the monthly rent annually before tax.
How much is the holding deposit, and is it refundable?
The holding deposit is equal to one week’s rent and is required to reserve the property. It’s refundable if the landlord changes their mind, but it may not be if you withdraw or fail the referencing checks due to providing misleading information or not taking all reasonable steps to enter into the tenancy agreement.
Who holds my deposit during the tenancy?
Your deposit will be held in a government-backed tenancy deposit scheme, ensuring it’s protected and managed fairly. TQ Lettings uses an approved scheme (Deposit Protection Service) and will provide details of the scheme and how to retrieve your deposit at the end of your tenancy.
Am I responsible for utility bills and council tax?
Usually, tenants are responsible for these costs unless otherwise specified in the tenancy agreement. It’s worth confirming what’s included in your rent before signing your contract.
Can I decorate or make changes to the property?
You should not decorate or make any significant changes to the property without getting written permission from the landlord first. This includes painting, drilling, or altering fixtures and fittings.
How are maintenance and repair issues handled?
For emergency issues, TQ Lettings aims to respond immediately, and for non-urgent repairs, they strive to address the problem promptly. Always report any issues as soon as possible to allow for prompt resolution.
What if I want to leave the property before my contract ends?
Typically, you’re obliged to fulfil the terms of your tenancy. However, some landlords may allow you to break your tenancy early if we can find a new tenant to replace you. You would be liable to pay for the landlords relet fees, and pay rent up until the day before the new tenant moves in.
What insurance do I need as a tenant?
It’s wise to have tenant’s insurance to cover your personal belongings as the landlord’s insurance will not cover these.
What if I have a complaint or dispute?
Please see reference to TQ lettings complaints procedure section on this website. If you’re not satisfied with the resolution, you may be able to refer your complaint to the Property Redress Scheme.
